الإيجار أم التملك: كيف تقارن بالأرقام؟
قلّما يثير قرار مالي نقاشاً مثل سؤال: «هل أستأجر أم أشتري؟». يقول البعض إن الإيجار مال ضائع، بينما يركّز آخرون على مرونة الاستئجار وتكاليف التملك. لا توجد إجابة واحدة تناسب الجميع. المقارنة المفيدة تبدأ من وضعك أنت: سعر المسكن، الإيجار في الحي، مدة بقائك المتوقعة، الدفعة الأولى، كلفة التمويل، والتكاليف التي قد لا تظهر في الإعلان.
هذا الدليل يشرح عناصر المقارنة، ثم يتيح لك استخدام حاسبة تعليمية تقدّر صافي الثروة في سيناريوهين. لا تتنبأ الحاسبة بأسعار العقار أو عوائد الاستثمار، ولا تحدد ما ينبغي عليك فعله؛ بل تعرض أثر الأرقام والافتراضات التي تدخلها.
الفكرة الأساسية: لا تقارن قسط التمويل بالإيجار وحدهما. قارن مجموع تكاليف السكن والمال المتبقي من كل خيار بعد المدة نفسها، مع احتساب رأس المال الذي قد يستثمره المستأجر بدلاً من الدفعة الأولى، وأي فارق شهري في التكلفة.
ما الذي تقارنه فعلياً؟
عند الاستئجار، تدفع الإيجار والتكاليف التي ينص عليها عقدك، وتبقى أموالك التي لم تُستخدم دفعة أولى متاحة للادخار أو الاستثمار أو احتياجات أخرى. وقد يتحرك الإيجار عند التجديد بحسب العقد والأنظمة السارية والظروف المحلية. توفر منصة إيجار خدمات توثيق العقود ومتابعة الدفعات، لكن تحقق دائماً من العقد والقواعد الحالية التي تنطبق على مدينتك وحالتك.[3] [4]
عند الشراء، قد تتحول أجزاء من الدفعة الشهرية إلى سداد لأصل التمويل وتكوين ملكية في العقار، لكن الملكية لا تعني أن العقار سهل البيع أو أن قيمته سترتفع. وتتحمل كذلك دفعة أولى وتكاليف التملك والصيانة والإصلاحات، وقد تنطبق رسوم أو ضرائب وفق نوع الصفقة واستحقاقك. كما أن المال المستخدم للدفعة الأولى لا يعود متاحاً لاحتياطي الطوارئ أو خيار مالي آخر.
تكاليف التملك التي يجدر إدخالها في الحساب
- الدفعة الأولى: مبلغ تدفعه من مالك، وله تكلفة فرصة بديلة؛ قارنه بما كان يمكن أن يحققه إذا بقي متاحاً لك، من دون افتراض عائد استثماري مضمون.
- تكلفة التمويل: اسأل عن جدول الأقساط، إجمالي المبلغ المستحق، الرسوم الإلزامية، التأمين والتقييم وأي خدمات مرتبطة. يهدف معدل النسبة السنوي (APR) وفق قواعد البنك المركزي السعودي إلى توحيد الإفصاح والمساعدة على مقارنة عروض التمويل، ويشمل تكاليف محددة واجبة وفق القواعد؛ لكنه ليس بالضرورة هو المعدل الاسمي الذي تستخدمه حاسبة أقساط مبسطة.[1]
- رسوم وتكاليف الشراء: مثل التقييم والوساطة والتوثيق أو المصروفات التي يبيّنها العرض. في السعودية، ضريبة التصرفات العقارية 5% في نطاقها النظامي، لكن توجد أحكام واستثناءات؛ ومن بينها تحمل الدولة الضريبة عن قيمة لا تتجاوز مليون ريال من سعر المسكن الأول للمواطن المستحق وفق الإجراءات والشروط. لا تفترض أن الضريبة تقع عليك دائماً أو أن الإعفاء ينطبق تلقائياً؛ تحقق من أهليتك ومتطلبات الشهادة لدى الهيئة.[2]
- المصاريف الدورية: صيانة التكييف والسباكة، الإصلاحات غير المتوقعة، التأمين إن وجد، رسوم الخدمات أو اتحاد الملاك، وأي التزامات متكررة تخص الوحدة أو المبنى. استخدم تقديراً واقعياً مبنياً على حالة العقار، لا نسبة عامة ثابتة.
- تكاليف البيع: إذا كنت تتوقع البيع عند نهاية فترة المقارنة، فكّر في العمولة والمصاريف المحتملة ومدة التسويق، وأدخل تقديراً معقولاً في الحاسبة. النتيجة تفترض تصفية قيمة الملكية في ذلك الوقت.
تكاليف الإيجار ومزاياه وحدوده
لا يقتصر الإيجار على مبلغ التحويل الشهري. أضف ما ينطبق عليك من تكاليف انتقال أو عمولة أو تجهيز، وراجع آلية الدفع والزيادة والتجديد والإنهاء في العقد. وثّق الحالة والملاحظات المهمة عند استلام الوحدة، واحتفظ بالعقد والفواتير والإشعارات. توضح منصة إيجار الخدمات المتاحة لتوثيق العقد السكني ومتابعته.[3]
قد يمنحك الإيجار مرونة أكبر إذا كانت وظيفتك أو مدينتك أو احتياجات أسرتك قابلة للتغيير، كما قد يقلل من الأموال المربوطة في أصل يصعب بيعه سريعاً. لكنه لا يضمن انخفاض التكلفة على المدى الطويل؛ فالانتقال المتكرر أو زيادة الإيجار أو عدم استثمار المبالغ المتاحة يمكن أن يغيّر المقارنة.
تختلف الضوابط حسب الموقع والعقد وقد تتغير بمرور الوقت. مثلاً، أعلنت الهيئة العامة للعقار عن ضوابط خاصة بزيادة الإيجارات للعقارات الواقعة داخل النطاق العمراني لمدينة الرياض اعتباراً من 25 سبتمبر 2025 لمدة خمس سنوات، بينما تختلف التفاصيل عن بقية المواقع والحالات. لا تعمم قاعدة تخص مدينة أو نوع عقد على المملكة كلها، وارجع إلى منصة إيجار أو الهيئة للتأكد من الحكم الساري.[4]
كيف تجعل المقارنة أقرب لواقعك؟
- اختر مدة واقعية. استخدم المدة التي تتوقع البقاء فيها، لا مدة التمويل كاملة تلقائياً. قد يؤدي البيع المبكر إلى مصروفات وخسائر تختلف عن سيناريو الاحتفاظ الطويل.
- قارن عقارين متقاربين. تأكد قدر الإمكان من مقارنة مساحة وموقع وحالة ومستوى خدمات يناسب حاجتك. مقارنة شقة صغيرة بإيجار شقة كبيرة لا تعزل أثر الإيجار عن اختلاف العقار.
- استخدم بيانات فعلية أولاً. اطلب من جهة التمويل جدولاً مكتوباً وتكلفة إجمالية ورسومًا واضحة. استخدم الإيجار الموثق أو نطاق عروض واقعية في الحي، لا أقل إعلان وجدته فقط.
- افصل بين الحقائق والافتراضات. سعر المنزل الحالي والإيجار المعروض قد يمكن التحقق منهما، أما نمو سعر العقار وزيادة الإيجار وعائد الاستثمار فمتغيرات مستقبلية غير مضمونة. اختبر أكثر من سيناريو، مثل نمو ضعيف أو ثابت أو سلبي.
- احمِ السيولة. لا تستهلك كامل المدخرات في الدفعة الأولى والرسوم إذا كان ذلك سيتركك بلا احتياطي مناسب أو يجعلك عرضة للاستدانة عند إصلاح طارئ.
حاسبة مقارنة الإيجار والتملك
أدخل بيانات تقريبية من عقد الإيجار وعرض التمويل وتقديرك للتكاليف. تستخدم الحاسبة معدلات ثابتة مفترضة للتبسيط، وتعرض صافي قيمة البيع بعد طرح الرصيد المتبقي وكلفة البيع التي أدخلتها. لا تستخدم نتيجتها كعرض تمويل أو كتوقع لسوق العقار.
Rent or Buy? How to Compare the Numbers
Few personal-finance decisions invite as much debate as renting versus buying a home. Renting is sometimes called wasted money, while ownership is often presented as the default goal. Neither rule fits every household. A useful comparison depends on your home price, local rent, expected time in the home, down payment, financing terms, and costs that may not appear in an advertisement.
This guide explains the comparison and includes an educational calculator that estimates net worth under two scenarios. It does not forecast home prices or investment returns, and it cannot decide what you should do; it shows how the assumptions you enter affect the result.
The key idea: Do not compare only a mortgage instalment with rent. Compare housing costs and the money remaining under each option over the same period. Account for the capital a renter could retain instead of paying a down payment, as well as any monthly difference in housing costs.
What are you actually comparing?
A renter pays the rent and charges specified in the lease, while funds not used for a down payment remain available for savings, investments, or other needs. Rent changes at renewal may depend on the lease, current rules, and local circumstances. A buyer may build equity as principal is repaid, but ownership does not guarantee appreciation or a quick sale. A buyer also commits a down payment and may pay transaction costs, maintenance, repairs, and recurring property expenses. Money used up front is no longer available for an emergency reserve or another financial choice.
Ownership costs to include
- Down payment: This uses your capital and has an opportunity cost. Compare it with the alternative of keeping the funds available, without assuming a guaranteed investment return.
- Financing cost: Ask for the repayment schedule, total amount payable, mandatory fees, insurance and valuation charges, and any linked services. SAMA’s APR rules aim to standardize disclosures and help consumers compare finance offers. APR includes specified costs under the rules, but it is not necessarily the nominal rate used by a simplified instalment calculator.[1]
- Purchase charges: These may include valuation, brokerage, documentation, or other disclosed costs. Saudi Arabia’s Real Estate Transaction Tax is 5% where applicable, subject to rules and exemptions. The state bears tax on up to SAR 1 million of the purchase price of an eligible citizen’s first home, subject to the required process and conditions. Do not assume the tax always falls on you or that support applies automatically; verify eligibility and certification with ZATCA.[2]
- Recurring expenses: Consider maintenance and unexpected repairs, insurance if applicable, service charges or owners’ association fees, and other recurring property costs. Use a property-specific estimate rather than a universal percentage.
- Sale costs: If you expect to sell at the end of the comparison period, consider brokerage and other possible costs, as well as the time needed to sell. Enter a reasonable estimate; the calculator assumes the property is sold at that point.
Renting: benefits and limitations
Rent is not the only possible cost. Include any applicable moving, brokerage, or setup costs, and review payment, renewal, increase, and termination terms in the lease. Record the property’s condition at handover and keep your contract, invoices, and notices. Ejar explains the available services for documenting and managing residential leases.[3]
Renting may offer flexibility when work, location, or household needs could change, and it can leave more capital outside an asset that may be difficult to sell quickly. But renting is not necessarily cheaper over time: moves, rent changes, and whether you invest the funds you retain can change the comparison.
Rules can vary by location and contract, and may change. For example, REGA announced specific rent-increase controls for properties within Riyadh’s urban boundaries from 25 September 2025 for five years. The details differ by place and case; do not generalize a city-specific or contract-specific rule across Saudi Arabia. Check Ejar or REGA for the current requirements.[4]
Make the comparison more realistic
- Choose a realistic horizon. Use the period you expect to stay, not automatically the full finance term. An early sale can have costs and outcomes different from a long holding period.
- Compare similar homes. Where possible, compare location, size, condition, and services that meet your needs. Comparing homes of very different quality can confound the rent-versus-buy result.
- Start with actual information. Request a written repayment schedule and total-cost disclosure from the lender. Use a documented rent or a realistic local range rather than one unusually low listing.
- Separate facts from assumptions. Today’s price and rent may be checked, but future appreciation, rent growth, and investment returns are uncertain. Test more than one scenario, including flat or negative growth.
- Protect liquidity. Avoid using all savings for a down payment and purchase costs if that leaves no suitable reserve or could force you to borrow for an urgent repair.
Rent-versus-buy calculator
Enter estimates based on your lease, finance offer, and expected costs. For simplicity, the calculator uses fixed assumed rates and reports estimated sale proceeds after subtracting the remaining loan balance and the sale cost you enter. Do not treat it as a finance offer or a property-market forecast.

كيف تعمل الحاسبة؟
تقدّر الحاسبة القسط الشهري على أساس تمويل افتراضي ثابت: سعر العقار مطروحاً منه الدفعة الأولى، مع معدل سنوي أدخلته ومدة تمويل محددة. تتابع الرصيد المتبقي، ثم تحسب قيمة العقار المفترضة عند نهاية المدة وتطرح الرصيد المتبقي وتكلفة البيع لإظهار صافي ملكية العقار. بعد ذلك تخصم تكاليف الشراء الأولية من ثروة المالك، لأنها مصروفات دُفعت عند البداية، بينما تبقى هذه الأموال ضمن رصيد المستأجر المفترض.
في جانب الإيجار، تبدأ المحاكاة بمبلغ الدفعة الأولى وتكاليف الشراء التي كان يمكن للمستأجر الاحتفاظ بها، ثم تضيف كل شهر الفارق الذي يكون فيه الإيجار أقل من تكلفة السكن التقديرية للمالك. وفي جانب المالك، تستثمر المحاكاة الفارق إن كانت تكلفة سكنه المقدرة أقل من الإيجار. يفترض النموذج أن هذه الفروق تُدخر أو تستثمر بعائد سنوي افتراضي واحد يطبّق شهرياً.
حدود مهمة: الحاسبة ليست أداة معتمدة من البنك المركزي أو الهيئة العامة للعقار، ولا تحسب APR النظامي، ولا تحل محل العرض أو جدول السداد. لا تشمل تلقائياً رسوم الوساطة أو التأمين أو الضرائب أو الودائع أو تكلفة الانتقال، ولا تحاكي كل خصائص منتجات التمويل أو تغير المعدلات أو تغير المصروفات. أدخل ما تعرفه من تكاليف في الخانات المناسبة. نتائج تغير العقار والإيجار والعائد احتمالات افتراضية وليست ضماناً.
أسئلة شائعة
هل الإيجار يعني دائماً أنني أخسر المال؟
لا. الإيجار يشتري لك حق الانتفاع بالمسكن لفترة، وقد يوفر سيولة ومرونة. وتصبح المقارنة أوضح عندما يُحسب ما تفعله بالمبلغ الذي لم تدفعه كدفعة أولى وبالفروق الشهرية بين الخيارين، مع عدم ضمان عائد الاستثمار.
هل امتلاك المنزل استثمار مضمون؟
لا. قد ترتفع القيمة أو تثبت أو تنخفض، كما تختلف سهولة البيع وتكاليفه بحسب العقار والسوق. اشترِ المسكن مع تقييم حاجتك وقدرتك على الالتزام، ولا تعتمد على ارتفاع مستقبلي مفترض لتبرير تمويل لا يناسب ميزانيتك.
هل يمكنني استخدام APR في حاسبة القسط؟

How the calculator works
The calculator estimates a fixed-payment mortgage using the property price minus the down payment, a fixed annual rate you enter, and a finance term. It estimates the outstanding balance, projects the home value to the end of your comparison period using your assumed annual change, then subtracts the remaining loan and sale cost to estimate home equity. It then subtracts upfront purchase costs from the owner’s wealth because those costs were paid at the start; the renter’s modeled portfolio retains those funds.
For the renter, the model starts with the down payment and purchase costs that could have remained available, then adds the monthly difference when rent is lower than the owner’s estimated housing outflow. For the buyer, it invests any monthly difference when the owner’s estimated outflow is lower than rent. Both accounts use the same assumed annual investment return, compounded monthly.
Important limitations: This is not a SAMA- or REGA-approved tool, does not calculate regulatory APR, and does not replace a lender’s offer or payment schedule. It does not automatically include brokerage, insurance, taxes, deposits, moving costs, or every finance-product feature. Enter known costs in the relevant fields. Property-price, rent, and investment-return assumptions are uncertain and not guaranteed.
Frequently asked questions
Does renting always mean losing money?
No. Rent pays for the right to use a home for a period and may offer flexibility and liquidity. A fair comparison also considers what happens to the down payment and any monthly cost difference, without assuming investment gains are certain.
Is a home purchase a guaranteed investment?
No. Property values can rise, stay flat, or fall. Selling costs and liquidity also vary. Consider the home you need and the commitment you can sustain; do not rely on assumed future appreciation to justify an unaffordable loan.
Can I use APR in this instalment calculator?
Do not treat this tool as an APR calculator. SAMA’s APR rules account for the timing of payments and specified financing costs, while this simplified model uses a fixed annual rate to estimate instalments. Use the lender’s official disclosure and repayment schedule for an actual commitment.[1]
Are rental rules the same in every city?
Do not assume so. Check your lease, Ejar, and the relevant official authority. Rules can differ by city, property type, and contract date, and they can change.[3] [4]
